Expats can often rent a property without a residence permit, but landlords usually require proof of your legal status or an employment contract.

Landlords often apply an income requirement (for example 3–4 times the monthly rent), but there is no fixed national threshold.

In some cases yes, but many landlords require this for administration and rent payments. Requirements may differ per landlord.

Yes, but this must be explicitly allowed in the rental contract. Municipal registration is essential for health insurance, taxes, and allowances.

These may include service charges, utilities (gas, water, electricity), internet, and municipal taxes, which can add up significantly.

Temporary rental contracts are subject to specific rules. Security deposits, extensions, and tenant protection may differ from permanent leases.

You should always check the contract terms. In some cases early termination is possible by mutual agreement, but often a one-month notice period applies.

Pay close attention to the minimum rental period, notice periods, service charges, deposit conditions, and responsibilities for maintenance and repairs.

Be cautious when renting outside official platforms. Always attend a viewing, verify the landlord’s identity, and never transfer money without a signed contract.

In the Netherlands, rent increases in the free sector are regulated. What is allowed depends on your contract and the applicable rules for that specific year.
